Our Process

From project identification to final lot take-down, here's how we get it done.

1. Identify & Present Project

The homebuilder locates a suitable project and presents it to JLM Capital Partners for potential financing.

2. Discussion Letter of Intent

JLM Capital Partners issues a preliminary Letter of Intent outlining initial financing terms.

3. Due Diligence & Feasibility

After the project enters contract, a thorough market feasibility study is conducted as part of due diligence.

4. Formal Letter of Intent

JLM Capital Partners and the homebuilder finalize a formal Letter of Intent, confirming mutual commitments.

5. Marketing Packet Prepared

JLM Capital Partners compiles a marketing packet—including surveys, market analyses, takedown schedules, and return projections—for potential investors, debt providers, or land bankers.

6. Deal Placement

Following the property's approval, JLM Capital Partners takes charge of placing the deal.

7. Closing & Option Agreement

JLM Capital Partners closes on the property and secures an Option Agreement with the homebuilder, attached to the lot.

8. Lot Take-Down

The homebuilder acquires the lots using construction loan credit facilities through traditional banking channels.

Founded by Levi Mixon, JLM Capital Partners represents a new approach to residential investment opportunities.

As COO of a regional builder's holding company, Levi led his team to increase revenue from $100M to $250M in just five years. As the head of its capital team, he successfully managed over $35M in private investor debt.

He then left to manage fundraising efforts for Built Capital, where he secured assets and investments - building the company from the ground up. There, he oversaw hundreds of projects, managed $390M+ in land bank retail value, and oversaw $380M+ in senior and mezzanine debt.
